Troyes, in the heart of the city.
It’s a concentration of beautiful residences and perfectly restored Renaissance houses, where wood panelling and Champagne checkerboard (alternating brick and chalk) reign supreme. Discover the town’s cobbled streets and gardens. Students, in particular, can choose between charming beamed studios and student residences – with all amenities. Troyes Aube Habitat, which manages 22,000 social housing units in the department, offers (among other things) solutions to suit every situation, including 1,000 units dedicated to students.
The Great Lakes region (Forêt d’Orient Regional Nature Park).
On the outskirts of Troyes, this is a land of clay, sand, iron ore and forests, where wood and fire industries (tile factories, brickworks…) have forged a typical Champagne habitat: half-timbered houses, bricks, cob walls, long low-pitched roofs…
To the north, in the “chalky” Champagne plain, the Nogentais.
This part of the Aube department is home to the green valleys of the Seine and Aube rivers, and there’s no shortage of chalk walls – testimony to the long geological period when the sea covered the land.
The Pays d’Othe, d’Armance and Chaourçois.
In the midst of deep forests, plains, countless orchards and bucolic valleys, this territory is home to treasures such as brick houses and flint underpinnings, to which the people of Ile-de-France are generally very sensitive.
The Côte des Bar, land of champagne.
Based in the south, this is limestone country, with dry-stone walls and typical winegrower housing. We’re certainly not suggesting you live in a cadole, but these centuries-old dry-stone winegrowers’ shelters set the tone!

Old apartments: €1,560 per m2 on average, up 8.7*.
In Troyes, the median price per m2 is €1,620, up 10.3%, with variations depending on the district, with Vassaules/Tauxelles and Cathédrale, close to the city center, at around €1,880 / €1,890 – and the station district at €1,730.
Moving away from the city center, prices are more around €1,500, but not less than €1,300.
On the outskirts of town (average €1,500), Sainte-Savine is the most expensive (€1,780).

Old houses: median price up 7.3%* to €145,000
Nearly 60% of sales are of properties with 5, 6 or more rooms.
Enough to live comfortably and welcome family and friends. As you move away from Troyes, prices naturally fall.
Average prices vary from sector to sector: €190,000 on the outskirts of Troyes, €120,000 in the Lake District, so close to the city, or €125,000 in the Nogent area at the gateway to the Paris region (€151,000 in Nogent itself). Communes such as La Rivière-de-Corps (€237,300 on average), Sainte-Savine (€201,800) and Saint-Lyé (€200,000), although a little more “detached” from the city, concentrate the highest sales.
According to Le Figaro immobilier (**), the average price of a m2 house is €1,647, up 7% over 1 year and 18% over 5 years, with variations from €753 to €2,511.
Building plots: an average of €42,000, down 6.7%*.
Plots of 600 to 1,500 m2 account for more than half of all sales. Looking at neighbouring départements, the median price in Aube is lower than in Marne or Côte d’Or. And here again, there are differences according to geographical area: €62,400 on the outskirts of Troyes, and around €39,500/€39,800 in the plains (Chalky Champagne) and in the Nogentais, for example.
The average price of building land is €40 per m2, inevitably higher in urban areas. For further details, depending on the precise location, consult the Government’s DVF (Demande Valeur Foncière) database.
New home prices: €2,188 per m2, down 1% over 1 year, up 14% over 5 years**.
This median price of €2,188 ranges from €1,722 to €2,826 per m2.
Rents: €11 per m2 on average, ranging from €7 to €17,
i.e. +4% over 1 year and +16% over 5 years**.
For houses, the average is €8 per m2 (up 5% over 1 year and 13% over 5 years), with a range from €5 to €12.
For apartments: €11 per m2 on average (up 5% over 1 year and 13% over 5 years), ranging from €7 to €18.

The “Données de valeurs foncières(DVF)” application provides access to clear, extremely detailed information on properties from the database of the French General Directorate of Public Finances.
The notaries’ website gives access to up-to-date information on prices for existing properties (apartments and houses) and for land, based on completed sales.

As a European stained glass region, Aube is an ideal place to rediscover this art form. Witness the opening, at the end of 2022, of the Cité du Vitrail in Troyes, to complement the entire collection of stained glass from the 12th to the 21st century, visible in situ in civil and religious buildings along the “Route du vitrail dans l’Aube”.
